Why So Many Utah Homeowners Aren’t Selling Right Now



If you’ve been wondering why there still aren’t many homes on the market, there’s a very real reason behind it—and it’s something we call rate lock paralysis.

According to a Salt Lake Board of Realtors Article, right now, over 60% of homeowners in Utah have mortgage rates under 4%. According to Find Homes Utah, that’s a big reason inventory continues to stay low.

And honestly… it makes sense.

Here’s What’s Happening

A lot of homeowners are sitting in really great interest rates. If they sell their home today, they’re stepping into a much higher rate on their next purchase.

That usually means:

  • A higher monthly payment

  • Less buying power

  • And in many cases, it just doesn’t feel like a smart financial move

So even if their home isn’t perfect anymore, they’re choosing to stay.

What That Means for the Market

This is exactly why we’re still seeing low inventory.

Fewer people are selling, which means:

  • There aren’t as many homes available

  • Prices are staying strong

  • Buyers are still competing for the good properties

If You’re a Seller

This is actually a really strong position to be in.

Because there’s less competition:

  • Your home gets more attention

  • You’re more likely to see strong offers

  • And you have the opportunity to time your move strategically

The key is having a plan so you don’t feel stuck by interest rates.

If You’re a Buyer

I get it—rates aren’t what they used to be.

But waiting doesn’t always equal a better deal. In fact, with limited inventory, it can mean more competition.

The focus right now should be:

  • Buying the right home

  • In the right area

  • With long-term value in mind

There are also strategies—like rate buydowns—that can help make the numbers work.

This market is different, but it’s not bad—it just requires a smarter approach.
