It is required by the national association of realtors that the buyer sign a buyer broker agreement “before” an agent shows them “any” homes

commissions are customarily paid by the seller. This is still the case. Even though the buyer broker agreement has an brokerage fee in it. The negotiation of this fee is neogiated within an offer on a property. Should the seller not agree to pay all or any of the fee we will discuss the options available to us at that time.
