Today’s Real Estate Market: It’s Not Bad—It’s Different

If you’ve been watching the real estate market lately, you may be wondering: Is this a good time to buy or sell?

The answer is yes—but today’s market requires a different strategy than it did a few years ago.

Homes are generally taking longer to sell, buyers are watching affordability more carefully, and sellers can no longer assume that simply putting a home on the market will generate multiple offers. That doesn’t mean the market is bad. It means pricing, presentation and negotiation matter more than ever.


For Sellers: The First Few Weeks Matter

One of the biggest mistakes sellers can make right now is pricing their home based on what they hope it will sell for rather than what the current market supports.

Buyers have access to more information than ever, and they quickly recognize when a home is overpriced. A home that enters the market at the right price can attract attention and create competition. A home that starts too high may sit, require price reductions and ultimately sell for less than it might have with the right strategy from the beginning.

Condition matters too. Buyers are comparing homes carefully, and properties that are clean, well-presented and move-in ready often have an advantage.


For Buyers: You May Have More Leverage Than You Think

Buyers today may not be facing the extreme competition we saw during the hottest years of the market.

That can create opportunities.

Depending on the property and seller, buyers may be able to negotiate on price, closing costs, repairs, interest-rate buydowns or other terms that would have been much harder to obtain in a highly competitive market.

Instead of waiting for the “perfect” interest rate, it can make sense to look at the entire financial picture and determine whether the right property and the right negotiated terms make sense for you.


Real Estate Has Become a Strategy Game Again

In a changing market, experience becomes especially important.

For sellers, the strategy includes understanding current competition, pricing correctly, creating strong marketing and adjusting quickly when the market gives us feedback.

For buyers, it means identifying value, researching comparable sales, understanding the seller’s position and structuring an offer that protects you while still giving you the best opportunity to succeed.


There are still people who need to move. There are still great homes being sold. And there are still excellent opportunities for both buyers and sellers.

The difference is that today, good decisions matter more than market hype.
