A New Kind of Community Is Coming to Utah County


A fun article in KSL describes a really interesting development happening in Vineyard right now that I think is worth paying attention to—especially if you’re thinking about buying, investing, or just watching where growth is headed in Utah County.

It’s called Utah City, and it’s a large-scale, master-planned community designed to be walkable, connected, and centered around lifestyle. We’re talking about a 700-acre development with a mix of residential, retail, parks, and wellness-focused amenities all built into one area.

What stands out to me is the intentional design. This isn’t just homes going up—it’s being built around how people actually want to live. There are walking paths, bike lanes, gathering spaces, and a big emphasis on connection and community, which is something a lot of newer developments have been missing.

They’re also tying it directly into transportation, with a central “Greenline” that connects the FrontRunner station all the way to Utah Lake. That kind of accessibility is a big deal for long-term value.

From a real estate perspective, this is the type of project that can shape an entire area. When you see this level of planning—mixed-use, walkability, lifestyle amenities—it typically drives demand, especially with buyers who want more than just a house.

It’s still early, but it’s definitely something I’ll be watching closely. Developments like this don’t just add inventory—they change how people experience a community.
